AAA Inspection Services LLC not only does inspections on saturdays but usually we try to make sundays and holidays available as well. There are typically a limited number of these appointments available so try to book them early. The reason we make these available is we understand the real estate business. We understand that you only have a set number of days to complete your inspections of the real property (usually 7-10 days). We also understand that life happens and there might not be a way for you to do an inspection any other time.

At AAA Inspection Services LLC we do everything we can to hold the buyers hand as we make them aware that there may be some deficiencies in the structure but that everything can be fixed and usually not for a lot of money. There is never a reason to frighten a buyer or anyone else for that matter. Our job is to deliver unbiased findings and present them in a manner that everyone understands.

 

Are you tired of hard to read overly long reports with hundreds if not seemingly thousands of check boxes that inexperienced inspectors use to try to justify their fees?

The report is written in a professional descriptive way but easy for the client and Realtors to read. We do not overload our reports with highly technical wording when layman terms will do. All of our reports have digital pictures embedded into them. There is a picture of the front of the house on the first page. This makes it easier for Real Estate Agents to find your report quickly as they normally have a mountain of paperwork to deal with. The report is typically 5 - 6 pages long including any pictures of defects we find during the inspection. Our reporting system uses a minimum of check boxes. Actually there are only four check boxes on the left side of the page next to the inspected Item. They are: Inspected; Operational; Not Operational; and Not Present. After this is usually a paragraph or 2 pertaining to the condition of the system and what repairs are needed.

AAA Inspection Service LLC does not believe in having 28, 34, or we have even seen upwards of 47 page reports full of check boxes and little narrative. That type of format is usually used by inspectors who have very limited experience and are trying to justify their fee. The problem is that with a reporting system like that it is easy to be overwhelmed and not find the information you truly need in a timely fashion.

AAA Inspection Services LLC inspectors are knowledgeable, have years of training, have years of experience and do not need to follow a checklist. Our reports are easy to read and you get the information you are looking for simply and quickly.

 

Are you tired of waiting for long periods of time to get the report?

If the client is at the inspection we will go over all of the findings with an oral report with them. The written report will be emailed to whomever the client wants it to go to in .pdf file format no later than noon the next business day although we try to get the reports out sooner than that.

Are you tired of inexperienced inspectors taking a long time to do an inspection because they don't know what they are looking for?

For the typical 2,000 square foot house the time is approximately 1 1/2 hours. For larger homes it can add 15-30 minutes for each additional 500 feet depending on such things as extra bathrooms or air conditioning units for example. And of course empty houses go faster than houses that belong to hoarders as we can immediately see the items in the structure we are looking for.
