The investment in your new home is probably going to be the single biggest investment in a lifetime. AAA Inspection Services LLC is here to give you the information that you need so you can make an informed decision concerning your investment in a new home for your family.
During the inspection we encourage you and your agent to attend. Actually we like it when all interested parties are at the inspection. Buyers, sellers and the agents so if there are any defects noticed we can accurately explain the issue and the corrective measure to fix it. Of course this is entirely up to you as to who attends the inspection.
During the inspection we encourage you to walk along with us. We can inform you of the locations, maintenance guidelines, and safety practices that go along with each system. We can show you where the emergency cut-offs for the gas, water and electric are. We also like to educate you on what issues the house may have in the future and ways to avoid them.
One example of this is the soil around the foundation of the structure. We show you what to look for and how to care for it before it becomes an issue with your foundation. Water getting under your foundation acts just like a hydraulic jack and can damage the foundation. The preventive measure is very easy and often doesn't cost any money at all.

At AAA Inspection Service LLC we know that or clients aren't hiring our firm to "pick the house apart" and to "scare you". You are going to hire our firm to consult and help you buy the home. We will let you know in layman's terms what the house needs and usually simple and cost effective ways to fix any issues.
Here is an example for you. In the inside electrical panel where the circuit breakers are there should be one electrical wire for each electrical circuit breaker and the two should be of the same amperage. Let's say there is a 20-amp circuit breaker with two wires going into it. The condition of the electrical system would need to be reported as a Fire Hazard: Double lugged 20-amp circuit breaker in the lighting panel in need of repair.
In a written report the previous statement can sound daunting and may make some people think that they don't want to live in a house that's going to burn down in the middle of the night. The fact of the matter is that it really is a fire hazard but if you (and hopefully the sellers and the Realtors as well) had been at the inspection we could have let everyone know that there is room in the lighting panel for an additional circuit breaker and that it would be a simple, quick and inexpensive for a qualified electrician to eliminate the hazard.
That is one of the reasons we prefer you to be at the inspection and to tag along. By being at the inspection we can diffuse some of the things that are in the report and make you feel comfortable about the home you are interested in. It doesn't mean that there aren't serious things reported to you but it will give you first hand knowledge of what needs to be done. Here is another reason we prefer you at the inspection. If you ever have a "service professional" come over to do work and they tell you something about your equipment that doesn't sound right you will know that they are trying to cheat you.
Here is an example for you. You hire a plumber or a handy man to fix a clogged sink. Upon looking at your plumbing in the house they tell you that your temperature and pressure relief valve in your water heater is leaking and that you need a new hot water heater.
Sounds reasonable right? Well it's not. You do have a temperature and pressure relief valve at the top or the side of a hot water heater and they are a very important safety item to have. What you would have already known from your inspection is that the temperature and pressure relief valve should be operated once a month to let a "little" water out. This keeps hard water deposits from forming on the gasket which could make the device ineffective.
You would have also known that when the temperature and pressure relief valve is tested the gasket sometimes drips a little and needs to have the little metal rod connecting the handle gently "tapped" and the leaking will stop. If the leaking didn't stop during this monthly test being performed you would then know that it is indeed time to change out the temperature and pressure relief valve. The cost of these valves is usually in the $8-$12 range and although they just screw into the hot water tank it is best to leave this repair to a qualified plumber.
The previous example was probably more than you would have wanted in a normal web site but it illustrates the type of valuable information that you will receive during your inspection. Information that can keep you from being a victim of a con artist trying to replace a several hundred dollar water heater (plus labor of course) when only a $8 part needed to be "tapped" or at worst replaced for far less money than replacing a water heater in good condition.
